What the flood zones mean

A, AE, AH, AO
High risk: at least a 1% chance of flooding in any year. Insurance is required for federally backed mortgages.
V, VE
Coastal high risk, with wave action. Insurance is required for federally backed mortgages.
X (shaded)
Moderate risk: between the 1% and 0.2% annual-chance floodplains.
X (unshaded)
Minimal risk, outside the mapped floodplains.
D
Possible but undetermined risk; the area has not been studied.

How do I find out if my property is in a flood zone?

Type the address above. The zone is read from FEMA's National Flood Hazard Layer, the data behind the official flood insurance rate maps.

What is a Special Flood Hazard Area?

Zones beginning with A or V. Land there has at least a 1% chance of flooding in any year, sometimes called the 100-year floodplain, and lenders require flood insurance on federally backed mortgages.

Is zone X a flood zone?

Zone X is outside the high-risk floodplain. Shaded X is moderate risk and unshaded X is minimal risk. Flood insurance is optional in both, and still worth pricing: a large share of flood claims come from outside the high-risk zones.

Can a flood zone change?

Yes. FEMA restudies communities and issues new maps, and a property owner can ask FEMA to change a determination with a Letter of Map Amendment when the land sits above the base flood elevation.
